The Other Details! On the house, FREE Electric, FREE Gas,  FREE Heat, FREE Food! This house is perfect for someone who wants a healthy lifestyle, peacefulness, nature, and knows a good deal when they see it. This is a good solid home with no problem areas.  In all my years of being here I never had any water supply or flooding issues. You can hire your home inspector and I'm sure he will tell you the same thing. In any case any small imperfections (listed below) are already built in to the sales price.  The exhaust fan on the porch went out, not needed until next summer. I'm ok with that. The big out door light on the side of the house went out, it was to much light to begin which you can repair if desired. The patio deck and drive area can use a new seal coat next spring. There are some cracks in the patio concrete and workshop apron and asphalt driveway.  I can't think of anything else at the moment worth my time or yours. The house had a brand new roof put on last year. The house had a new water pressure tank installed this year. The house had a new sewage discharge pump put in this year. The house has a septic tank system which is no big thing if your not used to one... They are real simple things that don't give you any back talk like some city sewage systems I've seen that can throw back at you whatever you put in them plus more. And for you suburban / city dwellers, there are no major lifestyle changes you have to make either. Inspection costs: The house was new when I bought it and only had a family of four in it for a short while and some time ago  I had the septic tank clean out. The septic service said the system was in great shape and I can't imagine anything much changing since then because I'm just one person up against that big ol'tank.   Also, the septic field area is large and slanted away from the house with good drainage so you will never even know it is there.  So, if you want to pay to get it checked out be my guest but I think it would be a waste of your money. More on:  Living off the grid. I spent a lot of time researching "Off the Grid Living Options" that can be used here which I am happy to share with you.  Use what you want here or elsewhere. Electricity: Prior to 2007 we had vertical energy monopolies in this country where you had to buy your electricity from the power company. After deregulation came in things changed which you can benefit from if you know the new rules.  Now you have options between suppliers and ways to either get free energy or paid for energy you can sell back to the grid. In this area ComEd used to be both your energy creator, energy transmission company and energy seller. Now if you want to stay on the grid (I will tell you how to get off it living here in a moment), you have 22 choices now as electric suppliers. Deregulation now allows for electricity in the grid system to by supplied by many small and large generating businesses and even people like you. Electricity (electrons) are simply sold on the open market like stocks and bonds which energy distribution companies (22 in this area) buy to resell to the general public. The electricity they buy can come from large coal, gas, nuclear power plants right down to a local generator, windmill, solar cell on your roof.  This puts you in a good place to make money as a power producer or get free power back from the grid. ComEd now is just one of those 22 companies (here's the list) you can buy power from or sell power to.  What does remain the same is ComEd was left with the task of taking care of the wires, transformers, etc in this area even if you choose to buy electricity from someone else or generate it yourself to sell. So, what does this got to do with getting off the grid and saving you money? Well with deregulation they were forced to give you options on who you can buy from AND... in most places in Illinois you have a thing called "Net Metering".  Basically it's a way to get either greatly reduced energy costs, or get totally FREE electricity. Which would you prefer?  I will show you how to get both your heat and electricity totally FREE here too. Government Incentives for you FREE HERE.  My plan if I were to stay here is to take advantage of all the incentives both the Federal and State Government is coming up with to help push us all towards Renewable Energy use and away from fossil fuels and foreign oil dependency.  They keep coming up with new plans so expect more to help you while living here that you really can't use as much in one of those little subdivision homes. This property generates all on its own tons of Renewable Resources every year and with a little thought and planning for the next year, you can double or triple that easily.  All the grass, leaves and wood is considered Biomass that stores valuable energy just waiting for you to turn it into usable energy for power generation, or cash by selling it to others who buy this stuff up all the time.  The government is on your side wanting for you to do this and has incentives, even grants to help you along.   This can be a second source of FREE income all on it's own for you.  Think about that when you look at bills to pay or the interest rate the banks are paying you.  It may be wiser to put some time into your properties biomass and double your money? Here's some Free Electric:  If you're like most people you look at the grass and the leaves as a big pain in the butt. Me too, until I found out what I didn't know. Grass and leaves are actually used as biofuel in many places and is a cash crop just like wheat, corn, etc. I will share with you more in detail what I know now if you buy the place, but simply put your grass and leaves now become a valuable crop you can even hire someone to cut or collect for you and have all the energy you need for both heat, fuel, electricity. You can put this cash crop biomass into a pellet maker then these pellets can put out plenty of both heat and burnable gas or sold as animal feed. So the 6 acres here can literally grow cash for you while you play, work or sleep. These pellets are a valuable sellable commodity by the way and biomass in raw state or pellets is energy.  ComEd told me they have a guy in the dog business using dog droppings in gas generating biotank to run the lighting in their place.  Interesting what people think off once they know new things.  For the gas and electricity you can put the solid pellets in a simple thing called a gasifier which turns them into... useable burnable vaporous gas similar to propane.  By the way, you don't need just pellets as all Gasifiers will use biofuels in many forms like wood chips, corn, straw, coal, etc.  Gasifiers are used all over the world in industry of different types. In world war II when most the liquid gas in Europe was used for the war they used these to heat homes, run factories, and power cars, buses and trucks.  A gasifier will run your generator too.  In fact, the gas from grass, leaves, wood, any biomass on your property can run your generator for FREE, and also spin your electric meter backwards for free cash and also heat your house. By the way FEMA gives free plans on how to build one in case of emergencies when they can't be there to help you.  This is important survival stuff when you need heat, hot water and fuel should the brown stuff ever hit the fan so to speak and you need to make it on your own.  I will give it to you here for FREE to have and keep in case you ever need it and save you valuable time searching for it > FREE FEMA Gasifier Report.   Here is a youtube video of a homemade unit powering up the whole property > Gasifier & Generator Video  Now by you running a generator for FREE, you are getting both electricity for your house and your sending power back to the electric company which spins your meter backwards. This is what all the Wind turbine and solar panel guys are doing by the way which you can also do here in addition to the generator. So actually it should be three ways, but I telling you the cheapest and most profitable. With Net Metering; however much you spin the electric meter backwards is how much electricity you are given CREDIT for at FULL RETAIL RATE, Dollar for Dollar which you then can draw against on your electric bill as you need it. So lets say with your generator in one month you spin the meter back to what you would normally use for the whole year.  At that point you turn your generator off and then the rest of the year all the power you need they send back to you FREE of charge.  Not a bad deal.  By the way, you really want to quit sending them electricity passed to point you will use because whatever free energy credits you don't use up within a billing year will just expire and NOT roll over.  So in some cases a 24/7 wind or solar generator can just be giving them free electricity to sell for cash and shorting you on that large investment against all it can produce.  Here's some Free Heat: Now if you're just into the heat part only they have very attractive and state of the art thermostatically controlled pellet stoves that can replace using the furnace fuel from the gas grid all together and at peak prices. These units burn all kinds of pellets from corn, grass, to woodchips as these are all highly packed units of stored energy.  Simply put the pellets in, set your thermostat and it takes care of the rest. Not that much difference then the gas furnace except for that huge heating bill is gone because well... your fuel is FREE.  There are hundreds of different kinds available for sale all over the net, but here is a video of a happy homeowner explaining his unit which burns corn but many of the burners on the market are multi fuel allowing the use of corn, wood pellets and other fuels. just like this.> Heat with Pellets  Here's an added idea for extra free fuel pellets.  Get any junk mail?  Put it right in with the rest of the stuff the pellet machine turns into fuel, it will burn too.  You may even start to like junk email then and ask for more.  Added thought number two, how warm do you like your place in the winter for free?  Did you know that the center of a large compost pile can reach over 150 degrees and they have compost heaters plans too.  A big pile of grass and leaves composting (this includes junk mail) can self generate center heat for months right through the winter. And you thought grass and leaves were just a pain in the butt. So, you have to ask yourself now... Do I really want one of those little subdivision type homes that just takes and takes and eats me alive, or do I want a great home on a nice property that now takes care of me too?  Do you really need another dependant, or do you want something else to help contribute to you for a change? Once you get things started it just  kinda needs some TLC and a good appetite.
